This sounds a lot like a bug from the original editor. Placing two (especially) furniture objects too close to one another almost always resulted in an assertion type check on the map. You had to remove the offending object/s/ before the map would properly save.

A similar thing happens very often with placing roads. I don't know if the map is somehow retaining some of it's usual placed items (which seems likely since you actually will have ghost objects from the items tab appear when you zoom out to a radarmap view) and they are interfering with your new map or what. I usually completely erase all features from a map before I add new features and even this will not always save me from the program claiming that there are too many objects present even in a road tile that has nothing but empty terrain 'under' it. The curious thing is that sometimes you can fix this situation by simply replacing the ground tile with another one.

Anyway, it is very cool to see you are getting to the bottom of this.
